If you mean by refinancing after rehab and holding the property, you have to remember that if you are holding that home, then you have a monthly mort payment, including all of the other holding cost.

I financed through commercial short term then 21/2 pts. later on a 30 fixed at a local bank then refinanced a second time through a Countrywide loan 30yr. at a more decent interest rate 1pt.

I am now attending Columbia Southern University which offers 100% online courses in Business w/various concentrations and they accept you MGIB..you can also apply for student loans through them.
