Now that there is no overhead cost of the mortgage, how much should I charge my tenants?

Curious about the things i cant see on airDNA, and more about how any regulations and state/county specific costs have affected yall before i dive into a purchase there?! 

Is there a rough and dirty rule for sharing wells and using a common septic for multiple dwellings to ease up on costs and make things for efficient?

According to my estimates and the fact that only minor cosmetic upgrades are required, the all in cost is 30k.

But I know that finding the balance on the pro forma between the cost of the land/construction and the density of the development (which drives rents/income/cash flow) is always the challenge.

Also, in a mainstream asset class like value-added multifamily, I see no reason to take a risk on a sponsor that doesn't have full real estate cycle experience or that lost anything more than a small amount of money (and prefer no money lost).

My travel is measured by cost per mile used to travel to and from the property.

Let them also explain falsifying financial records to try to make their actions seem reasonable.

In the meantime, I am trying to better understand the Indianapolis (Fishers, Carmel) real estate market and considering getting a realtors license.In Indiana, the cost for the real estate licensing course is approximately ~$580 and an additional ~$80 annually to maintain.
