If an inspector finds problems that aren't there with the specific purpose of reducing the price, it is unethical.

If the walls allow go with a semigloss or gloss for cleaning purposes.

To me, the dues should stay low or be free if you are "being sold" at most meetings.The clubs should mainly exist for networking purposes.

Now I'm looking at reimagining my purpose and following my original idea of "what I want to be when I grow up!"

I suggest being more specific as to describing the purpose and scope of operations, saying to do all things customary and then doing what you think may be customary can venture off into other tax code classifications of business, such as lending, and doing too much of another activity may put you in a different light and acting outside the scope of the primary mission.  

I thought the whole purpose of the program was to use the loan to pay for the renovations.Your numbers still look a bit low, particular the bathrooms.  

The only 80+ y/o I know still offering seller financing is doing it for estate purposes.
