I know when I posted this question 3 weeks ago 75% or more of the responders were of the mind if their tenants don't pay its not their problem.. they are running a business not a charity etc etc.. well I guess we will see how it all play outs. what I am coming to realize is that a lot of landlords that are worried about paying their own bills APPEAR to maybe not have taken the advice of many and have proper reserves that you dip into during this type of situation.

Those that spent the last few years living wisely and preparing for a rainy day will not only survive, they will thrive as they buy out the weak.In my mind any landlord that is paniced becasue they will not recieve one or two rent payments falls under your description above.. they need to reassess the proper way to prioritize their cash flow and funding to have reserves / emergency fund..

Do a routine inspection, check the plumbing under the sinks, check the drains for free flow, check for running toilets, check the base of the toilet for leaking flange seal, dripping faucets, change the furnace filter, inspect the attic for potential roof leaks, check the condensate pan under the HVAC, check the pan under the water heater.Common sources of smells are pets (especially cats), kids peeing somewhere other than the toilet, garbage/refuse not being properly disposed of, plumbing issues.
