The more research I do about the area (i.e. population growth, job growth, economic growth), the more excited I am to invest there.  

And coming from a city of 3 million +, a higher populated town would be nice.

For population there are A LoT of units listed for rent and specifically of the 1/1 variety staying on market multiple months with rents between $300-$400.
