Do the three of us need to consult a real estate attorney together to do this?

Have websites up, doing direct marketing campaigns  and internet marketing w/ PPC, and spending money on education; real estate agent course, a lot of books (also bigger pockets books). 

However, I’m already at a loss since I may have to put out of pocket money to make up for the 2k mortgage, since rent goes for around 1,500 to 2k.

My tenants would pay for a place for me to live and put a little cash in my pocket. 

I would listen to some of the bigger pockets podcasts and read some of the articles they have. 

Not going to make huge returns at those numbers but if you maintain it well while you live there it can be a great way to start building your portfolio without a huge out of pocket cost.

The fact that you don't already know what your local code does or doesn't allow limits you here.So finally, this place is going to cash flow $1000/month for three doors if you get this place dialed in.
