The first one took almost two week to get bac to me , the second one never call me back and when I contacted him the excuse was that his Aunt was sick but could recommend another contractor, never call me back.

Long story short I'm sick of paying other peoples mortgage and looking for a place for my last one to two years in the area and then turn it into a rental on the backside.  

Plain and simple, If your provide the best product and excellent service at a fair price, occupancy issues will be limited.  

I usually just buy one from Target that's plain and pretty simple.

But $4500 made me sick!

It turns out the previous owner of the building was very sick and then passed away.

You want your file on their desk to be as plain, boring, and polished as possible to ensure things go smoothly and possibly improve your rate.

You want them sick of the problem(s) and pulling their hair out.
