When the tenant moved in they called and had service switched into their name, set up their own password and ours was discontinued.

I suppose it's still up to the investor to set the criteria (e.g. condo with x price point, HOA, etc) and have the realtor setup searches that gives the investor a list to evaluate.

Not because I have to.After trustworthy cleaner and handyman with backups - you need to set up a few things to help you out. - i.e. digital door locks, wifi controlled thermostats, ring camera on the exterior entrance.

In the meantime if that idea does of doesn’t work for you maybe you can locate an investor friendly realtor as you build your team and once you’ve narrowed your property criteria if you want to invest locally to where you’re living now have them set up a search for stuff on the MLS that fits your needs.

I'd recommend just using your 401k and ira and possibly a SEP IRA and not changing that setup until you no longer have W2 jobs.
