Which Philadelphia neighborhoods should I be looking in to make a profit and also not have to wait long to sell.

A single year lease is a decent length in a good neighborhood.

My neighborhood in Green Valley has had at least 3 houses this year sit vacant for months due to ask price for rent too high. 

I do everything myself and buy used whenever possible to match the standards of this neighborhood. 

Its a Co-Op in an upcoming neighborhood in Chicago, IL and has a decent amount of units for a starter multi-family.
