Residential leases with all of the nuts and bolts

Hello Bigger Pockets community. I've been a member for a while now but this is my first post. I've finally gotten myself in a position to where I have enough equity to comfortably purchase my first rental. so now, I'm going to start getting more involved and try to learn quickly. 

Can anyone provide me with me with a lease that includes every possible foreseen situation under the sun or maybe a list of must haves and tenant requirements.

For example: I listened to a BP podcast where the land lord requires all tenants to have renters Ins. and have her name on the policy. That caught my attention and I really want to have the best control possible over my tenants!

Also, A list of things you can inform a tenant that are and are not situations (emergencies and non emergencies) that warrant a phone call at 3am or on weekends. AKA training your tenants.
