There are decent ski resorts within 45mins drive, and the nearby Airbnb charges anywhere between $120 to $180 for two bedroom that sleeps 4.Not sure if these matter but it's a flood plain, agriculture zoning & no city water/ sewer nor internet service on the property.  

And keep all of your properties nearby, within 15 minutes.

Also there is a elementary school nearby so the surrounding streets are pretty well "guarded".

It's been on the market since mid-July, and it's priced in the range of nearby comps, though perhaps on the slightly higher side.We've had a couple open houses and some interest, though not as much as we'd hope to see at this point.

Environmental checked it out, said it’s a gray area because of this little creek nearby, told us to get zoning involved and we cannot get in touch with anyone from their offices.

I live in Weston Florida but since the properties here in Miami are overpriced, I did a market research of the cities near by and Tampa seems to be a good city to invest in either Rentals and Flipping.  

The best thing to invest in Union City is (1) Stable (2) Low vacancy (3) relative higher return than near by city.
