Does any body have recommendations for appliances where to get them for a flip, obviously want it to look modern and good for new buyers however is Lowe’s and Home Depot my only options or is there other places I should be looking?

Replacing main lines is not a cheap undertaking. 

On a property you intend to hold long-term, replacing long-term debt with short-term debt makes no sense to me.

I have had one on rentals before as well and I renewed one for 3 years on one of my properties where the hvac system was old hoping they would replace it.
