Landlord Insurance Help

I have had a property over two years with no issues with insurance. Made a claim for the roof and it was fine but then I had a renter commit suicide this year. 

By calling and asking a question if bioremediation was covered, I got a ding for "making a claim." I then had to evict them and after they were removed from the property, found they destroyed the property. Flooring, countertops, paint, ceiling fans, stole all the mini blinds, ect...

They considered that "normal wear and tear" and denied the claim.

I then get a letter saying they are dropping coverage for too many claims thus putting me on a wild goose chase for insurance 1 month before my annual renewal. 

All the insurance brokerages I have spoken with require all the electrical, hvac, plumbing, and roof to be replaced before I can get coverage. We are talking tens of thousands of dollars per house just to get insurance when there is no need to replace any of them and all those items passed home inspection prior to purchase. 

Any help is greatly appreciated as I am in a time crunch trying to find insurance before the deadline on Dec 9.
