There are a hundred things you could do to find deals, but mainly, just start looking and talking to everyone you know! 

I don't have any real estate experience but I do have a decade of management, customer service and sales experience.

Sadly, I don’t know any particular services that help you to compare rental property markets, I suspect other people can cover that.

It seems like you're figuring your debt service into your direct operating expenses.

It is less likely someone is going to offer their services for free in terms of the time to do a walk through and cost estimate unless there's some incentive for them.

This is mainly lineal descendants such as parents, grandparent, children, grandchildren etc....
