At my current brokerage the split is around 65/35 and since I am now not going to be doing a high volume of deals I would like to switch to a brokerage that charges a monthly fee and charges broker fees per each transaction in order for me to keep more of the commission for the lower volume of deals.

I could represent myself as an agent, but then I'd be splitting my commission with my firm. ...OR...I can represent myself as principal (no agent or firm involved on the buyer's side) and negotiate that 100% of the 3% goes towards my down-payment at closing!

Absolutely.Here’s how I managed my time:7:00 am – Meet with subcontractor at property on my way into work9:00 am – ignore call from sub because I’m in a work meeting.10:30 – while others are taking a smoke break, I call the subcontractor and answer questions12:00 – Lunch break – call the next trade subcontractor, arrange an on site meeting after work hours.5:00 – Meet a subcontractor at the property, ensure clarity on scope, discuss any questions.Friday afternoon – write checks to subcontractors.Saturday – Spend 1-1.5 hours at property reviewing work from the week, making a punch list.

As to the suggestion by @John Peine of selling it as a storage unit , though creative, that's probably not an option, as it would need to be split off to sell with it's own parcel, and zoning probably isn't for storage units.
