I find it ironic that those who claim to "care" about others are usually those who are already taking more than they are receiving and what they really think is that everyone else has to foot the bill them.

I agree with @John Warren definitely don't use a "by-square-foot" number, and definitely do your best to actually learn rehab costs locally.Here's an actionable suggestion: Next time you contract a house, invite all your buyers to see if they're interested in purchasing.

I'm more interested in investing in/self managing STR properties (Smoky Mountains, etc.) than I am dealing with LTR properties, but I also don't want to shoot myself in the foot and give up something that could see a higher rate of ROI if I just hold onto it for the next couple of years...Anyone have a crystal ball that they care to look into to see if Nashville will be hit with that real estate bubble bursting anytime soon?

Hey Ronald, I don't have much to add on the build front except that I was just having a conversation with our construction lender and we got on the topic of general price per square foot new construction that she's seeing...and it's 2-3X what you're building for in NY.

Cost per square foot on new builds in my neck of the woods starts around $150/ft2. and can easily be twice that for the high end stuff.
