Since my marketing/leads/prospects lists (assuming I still end up using all 3 as discrete lists, instead of combining it into 2 lists) will be the largest lists, they will require the most fine tuning of systematization.

It's not that common among the entire investor population as most investors will keep leveraging the equity to buy the next property, not fully paying off the debt, therefor contractually obligated to carry the insurance to secure the loan.From a Property perspective, you largest risk would be a large Wind or Fire event.

They recently got it appraised for 1.3 million.My Offer to the sellers: -Their daughter is allowed to live in the property as the onsite manager for 3 years as long as terms of lease are withheld / management is held to high standard (this is their largest concern and why I can get for such a good price.)
