I've received some good PMs and e-mails about particulars from members that didn't want to be chewed up on here, lol.

They dropped the check in the mail and then went on vacation.

A few days have passed and the buyer has not returned any calls, texts, e-mail, etc.What am I to do in a situation like this?  

They are usually right on time, we get a check in the mail from their bank on the 1st or 2nd of each month. 

Id prefer to avoid mailing water bills monthly.

We found items of furniture, possessions and some assorted junk.

The other thing I did for my vacation renters was I created "two" sheets of paper and both e-mailed them and left copies on the kitchen counter. 

It's more common to see people who think their junk is a treasure than the other way around, pretty interesting.
