Make sure you have an exit clause / addendum, should a buyer is not found in time or you learn of some additional debt that screw up the numbers....

The house next door was 3 bedrooms and the owner said she was going to wait a couple years and then sell for $180,000.I walked through the house and it was like going back in time to the 60s or 70s.

I have had to rewire a two family before due to knob and tube wiring (which was not a pleasant experience), and would prefer not to rewire this whole six family, which would definitely be a deal killer.

I asked if he would tell my landlord what he told me and he gave me his direct line and said he would happily do it as its a matter of safety.I ran back to the house just in time to catch my landlord (a practicing attorney) returning and told her all the information I learned.

If they need to make 7% cash flow to be happy and you know this is gonna make 12% returns, then promise them 7% and let them be pleasantly surprised when their portion is 9%.There will be an operating agreement for the LLC and you'll probably need to get some PPM documents drawn up unless you know these people really well.
