What you need is an advisor who can take the holistic approach with planning. e.g. entity structuring, transaction structuring, utilizing tax deferred accounts, and utilizing tax credits effectively.If you are and your wife are both W-2 employees, you're going to find it incredibly difficult to move the needle.

It's incredibly easy to be taken advantage of in many, many ways.

Personally, I know a couple guys who do it, and they sometimes they turn properties incredibly fast, but on some deals they hardly make any money.

I think @Nathan G. is right -- there's a limit to how long these things will last as interior design staples, but they're just still incredibly convenient for C-class rentals like mine.
