With that being said my uncle who also invest in commercial real estate ( he does a lot of hotels) was impressed with the deal I found, the analysis and how organized I was.

As someone who started out not having many contacts (but ended up growing a serious book collection), I know how easy it can be to feel overwhelmed and contract a severe case of analysis paralysis. 

However, they have have documents reference themselves or the LLC and there is no consistency.They will normally have title and collect rent inside of the LLC.They will normally have mortgage interest and insurance in the personal name.I would be really interested to hear whether this 'comingling' would even provide protection to the investors.

@Brian Lewis technically 90% of a property manager tasks can be done remotely (rent collection, maintenance request, bookkeeping...)

if you do not have a Certificate of Occupancy in your City and try to collect rents from courts you will lose.

Hey Joe, First I'm impressed with this community and how supportive it is.

in  a way many markets I see out in the mid west deep south have such huge amounts of Section 8 that that in its self is rent control cant rent for anymore than what section 8 will charge.. and with market rate rents on the collection side  in many of those neighborhoods being inconsistent  at best  kind of hold rents in check.. 

She is giving a 30 day notice, do I collect rent and then refund her that last months rent when she is moved out?
