Tenant paid last months rent on move in

I just closed on an investment property thatcurrently has tenants. One tenant has it noted on her lease that she paid the last months rent. She is giving a 30 day notice, do I collect rent and then refund her that last months rent when she is moved out? Or do I waive the last months rent considering she has already paid?
