I have a lot of home owner buyers that I refer to as "end users" in my database, plus I have investor buyers looking to rehab.Single family homes are a hotter product due to the requirements of banks to be more lenient about granting loan pre-approvals over condos/multi family.Compensation would vary based on if you are looking to sell on market or off market, and for off market, it depends on price.

As an agent, there are very few phrases I've heard more often from homeowners than "But Zillow said my home was worth________"It can go either way in terms of over or undervaluing the property, but rarely do I see a zestimate that is even within $20-30k of the actual market value.

Also, I would ask your agent to do a CMA -- it's possible that the house is just not worth nearly as much as you think it is.Regardless, if other people (investors/homeowners) have looked at the house and haven't been willing to pay more than $25K, it's not worth more than $25K.

. :)I think its one reason that values in a big way stay static in TExas  they don't go up much and they don't go down much... especially for the W 2 earner.. when you have 300 to 400 a month for tax's on a 150k home.. that equates to 50 to 70 or more in mortgage payments.. when on a 150k home in many markets with home owner exemptions that tax would be 1k. or one third..
