Did you use your own capital to scale from 1 to 7?

Me personally, I focus on apartment complexes because you get economies of scale and more leverage to bring on investors vs a smaller MFR.

And then scale up to get your desired amount of deals.You can ask a competitor for these numbers, but I doubt they are as sharing as you may hope.

Parent corporate guarantee you have to see if investment grade or credit grade.

I also don't mess with the lower grade properties which might make a difference.  

I agree with the previous replies to a point, tough town, high taxes, questionable board and police, BUT there is a company in town that keeps expanding and is bringing jobs into the area on a potential big scale (a few years back and maybe huge going forward).
