Me personally, I focus on apartment complexes because you get economies of scale and more leverage to bring on investors vs a smaller MFR.

I agree with the previous replies to a point, tough town, high taxes, questionable board and police, BUT there is a company in town that keeps expanding and is bringing jobs into the area on a potential big scale (a few years back and maybe huge going forward).
