He doesn't know the current tenants, hasn't mowed a lawn or done anything at all.He is also refusing to sign a contract with a listing agent to sell.

Lists of expired listings, cash purchases, comps, etc. do you pay them a percentage of your fee once you close a deal?

I second all of the advice from the other posts. in addition to all of that, I would say connect with me and add me to your buyers list! 

If you do go under contract, make sure you supply all the information you have gathered to interested people on your buyers list.
