As usual, @Joe Splitrock, your advice is spot on and the clear voice of someone who has actually done these things and can speak from experience.  

(we have to get the 2 old dogs of trailers out of there first) We can literally pick the ones we want for the spot.

With 60 grand Northern VA is probably gonna be a tough spot to get 800 cashflow, but two potential ideas would be: there are some mobile homes in Chantilly, you could buy one for cash, probably 45k, and rent that out.

Also, many spots in between the real final word comes from the bank so a lot of these calls would be a waste in my opinion unless you really build a good list.

I know places like The Hill and Soulard are obviously the hot spots but have seen listings on AirBNB all over the city .
