First Time Homebuyer in Rockville, MD

I'm currently in the market to buy a townhome in the Rockville, Maryland. I've also considered South Gaithersburg. I am leaning towards new construction next to the shady grove metro. EYA already built homes there a few years back and now two new builders are finishing up the area. I am a little concerned about appreciation in that area. I believe that part of Rockville is considered Derwood and is also near King Farm. When I look at townhomes sold this year, it seems that they sold for just about what they paid for 3-4 years ago. The HOA is also on the higher end for a townhome ($170/month) but you are getting a more expansive community center.

Any advice or thoughts would be greatly appreciated from those who are familiar with the area.
