But i definitely see the value in working to get buyer's on your list, but i also agree that money is going to be the greatest motivator for people to jump on your list rather than promises of such (and i dont feel comfortable with the whole "bait them with a fake property listing" thing that ive seen some other articles recommend.Having said all that, i do work on my buyer's list, lol.

As a trans Lender the scariest thing is the possible fake deal, where the buyer is fake and the title agent is fake and I wire money and it just disappears.

Maybe more are being done than I think.I have also run into several scammers who had set up fake title company sites, etc and tried to bilk me.

When I consider a 2 - 4 unit MF property with a centralized heating plant, I first determine the cost to switch to separate heating/cooling per unit.

Too many people were faking disability, and some groups were renting out visibly disabled children which would provide the accomodations to the entire group. 

Also, about any major projects near the neighborhood (ie, major structures being built, roads being torn up, and a sewer plant or jails being built, etc).

Easily recognizable....same fake POF, same title co., sight unseen, etc.
