Wholesaling vs Transactional Funding vs HML
So I have been looking at some different avenues lately for investments.
Wholesaling since I am a commercial broker I will run across these by myself some. I have not really focused on that aspect of it. My highest return is closing commercial deals.
HML lending I do not like the time the money is tied up for. Transactional funding sounds interesting although I do not know all the risks.
Anyone else a transactional funder and what do you like about it versus HML, wholesaling properties etc. that is different (pluses)???

Hey Joel,
I am a trans funder but for me the 1 day deals have just dried up and I can't stomach the longer "transactional funding" which is not really TF, but a short term HML. Most of the transactions in the longer deals fall apart, so you end up scrambling and extending.
One day deals are tough to do anymore. I don't advertise hard for them anymore though. Maybe more are being done than I think.
I have also run into several scammers who had set up fake title company sites, etc and tried to bilk me. That is my biggest fear, that the total transaction was fake. Quick 100% loss. It is pretty easy to fake everything when dealing online.
It is good to be careful but when you start feeling like 90% of everything you are told is fake, it starts to wear on you.
At the end, my advertising was drawing frauds and newbies who just wanted POF statements to make offers but had no clue how to close a deal. So I just stopped and deal with a few regulars.
