If you have a very poor quality list of motivated seller leads, then I can see why you would create a custom audience to filter the good from the list.

Just one wall was bad due to their child marking it up with a pen but I was not concerned as I knew I could fix that easily.

You can filter the data by zip codes you want to buy in and when the homeowner purchased their home.

Since these are funds for emergencies, any account, that is FDIC insured, and easily accessible by you. 

@Tyler Dietrich If you’re buying property that is worth more than you paid for it, the appraiser cannot easily appraise it at market value, unless you do improvements, or wait for 6+ months.

Filtering through that is somewhat related to counterparty risk, which deals with understanding who you are actually dealing with.

Try interviewing a few you find easily online or your local REI clubs.
