The benefit comes in time saved when swapping out locks between tenants and ease of use from only needing one master key. 

My brother was 82nd Airborne and I've worked with a lot of Vets and one universal issue I have found is the military environment is not conducive to building and maintaining credit depth or history. 

Since the first Diane G post I saw questioning the sanity of purchasing in today's environment (my guess 2 years ago), prices have continued to rise every year in coastal So Cal and San Fran/San Jose area at a good rate. 

Our first home, back in  late '80s, was at 11 3/4% interest, so we appreciate this low-interest-rate environment.

In this increasing interest rate environment, it might be best to take as low of a rate as you can get now(more down), because it might not be there to refinance to in the next few years.Also, you might want to play with your DTI once you’ve included your new mortgage payment, to see if it’s even feasible to qualify for another payment on another property.

In city environments rents can be a few hundred dollars different from one side of the street to the other.  

But best of luck getting that (with any ease) in San Francisco, Seattle or LA.

Usually the environment limits the co-tenants.

The ease of managing my other rentals with B class tenants is so much easier.
