Buying personal home - financing advice

Hi everyone, I am buying a home for myself, a 650k home in the Chicago area. I have the money to put 20% down. I just want to be smart before I buy and ask is there is anything else I should consider on the financing side ? Its more a broad question, but makes me feel better I asked lol. Nothing wrong with the home or anything, just wondering the "smartest" approach to financing based on your experience.

My point is: is it a bargain? ie. Paying market doesn't get you "bigger pockets" anytime soon...
