Storage is difficult thing to manage and found the chain link panels like a dog kennel type set up maybe the easiest to maintain.

I'm amazed at what people will pay for my 'dogs' in this market.  

You need to find motivated sellers so just dog ear this one to follow up later and move on to your next.

Perhaps you are wrong but you are obviously careful and I seriously doubt you will pick a dog.

Could be collections (debtor or debtee), builder defect, slip n fall, repair liabity, board malfeasance or, knowing some homeowners, too much dog poop.  

My hope is that I can double my portfolio in two more years, but property prices are high and we have to go after dogs we can rehab so our leveraged returns go lower since more cash out of pocket.

No landlord to tell you when to move out of your house, or if you can paint the walls, or if you can have a dogs, or if you can plant new flowers.
