I communicated with them, shared what the plan was going to be when we renewed their lease, and wanted to ensure that they knew how much I appreciated their long term tenancy in the property. 

Also worth noting which areas are appreciating in value, since you’ll have to have an exit plan eventually and the extra value add is a great bonus.

I would not think flipping first either, it's a rabbit hole and with no money, your options would be hard money which is a hard ask right now for first timers.Thank you for the valuable advice Jonathan, your insights are truly appreciated and I’ll definitely consider your suggestions.  

You can't do a 1031 exchanges with a REIT, but you could buy something turn-key in an appreciation heavy market, hire a solid PM, and start stacking equity to later 1031 into a turnkey multi-family and continue to grow.
