What's the best Southeast STR markets?

Looking to purchase an STR possibly in Myrtle Beach SC or Pensacola FL and/or Destin area. Any suggestions or personal experiences/insight would be appreciated. Price range $250k +/- ideally a house with a pool.

Not looking to make a killing just want it to be profitable with appreciation potential.

Need to do a 1031 exchange.

Also insurance rates are cheaper in SC than FL.
