Financially it seems that we would be much more safe this way but I'm still skeptical regarding tenants living in a space that they do not actually pay for and what the mentality would be regarding how they take care of the place.

I have been working with a couple who own a duplex with the father/father in law who died 18 years ago and it was never probated. 20 years ago the husband and father in law bought the duplex as tenants in common with each owning half. 2 years later the father in law died, having two daughters and no other heirs.
