Hello all, I am finding a lack of groups to meet like minded people in both Financial Independence and REI topics - that don't cost money and isn't a sales pitch.

A common trait people lack is being business minded and being willing to do things tenants may not like.

My friend and I are attempting to start out with wholesaling (because of lack of funds to start out with) and then move into other niches.

I would say pay close attention to the volume of comps wherever you end up...some of these transitional locations have many more $125k properties than $350k properties...combine this with lack of experienced appraisers and you have a potential recipe for disaster.

It's a hard thing to quantify or qualify, but perhaps your passion for the business is lacking.

Other areas might lack in other amenities but you can purchase a bigger property.

I think it’s mostly because of lack of w2 or additional income stream.

You mention you couldn't qualify for a loan due to dti, it may also be difficult to qualify for a rental with that issue as well in a highly competitive market. 

For example, Wal-Mart is quite adept at pricing products at or below cost when they come into a new market to essentially sink the competition, then bringing prices back up to profitability.
