Wholesaling questions for everyone

Hi Everyone,  I have been at this for 2 years with no results to show for it.  I have hired gurus, coaches, programs, and spent a boat load of money.  I wanted to make this a business I could make money at.  I have pulled lists, had skipped traced, made calls and have seen very few promising leads. The promising leads won't even answer the phone or text when I call. Does anyone have suggestions, solutions, advice, comments, anything that can help me see what I might be doing wrong or not seeing. At this point I just need help.
