I grew up my entire pre-college life north of Baltimore, and after college my first jobs were at the Pax River Navy base in southern Maryland. 

Retirement savings drained, college savings put on hold, skipped family vacations, 9 and 12 year old vehicles in the garage.

I have a Bachelors of Science in Finance, limited work experience in real estate, and a Masters degree in an unrelated industry.

And I have a clause in my lease that states tenant agrees to keep heat on at no less than 58 degrees in cold weather to avoid the idiots who go on vacation in winter and turn the heat off.  

I'm looking at a property in a nearby college town that currently has a 9% cap rate.

I'm currently a college student dual majoring in studio art at St.

Right now, I'm going to college part time (3 classes per semester) & working at a job part time.

And yeah I guess I never really put it into perspective but since graduating high school in'09 and one year of college in Milwaukee, the past 4 years have been a hell of a ride.

The important part is to do it when it isn't 100+ degrees outside.
