I don't mean to be insulting, but private money is not cheaper than conventional financing unless you are getting a loan from a relative or close friend. 

Selling a lot takes time, you maybe won't find a seller of a duplex wanting to wait for you to close in this rapid seller's market.

Good schools and great neighborhoods typically means higher purchase price and lower cash flow.

My question is: If I have the wholesaler that has the contract assign it to me when I have an offer for a property from one of my buyers, Can the wholesaler A find out who the buyer is when it goes to close?

Biggest thing is to make sure the agent and title company are competent in Seller Financing, I personally close my Seller Financing deals with a title company who has a real estate attorney on staff.

If they have potential I would like them to be sent over to a friend of mine (who's in sales and recently got his real estate license, he's got the perfect personality for this) to try and close the seller.
