However, you just need to be careful about which strategy you use since certain ones will work better at different points in the cycle.That being said, I don't mean to discourage you are add to the many obstacles you'll face to get into the game.

Like I said I’m new to the game and excited to pick up as much as I can, if anyone out there wants to chat or needs a strong back I’m always willing to trade sweat for advise. 

This helps "get in the game" with limited capital and teaches you an incredible amount of real estate basics within a relatively short period of time.

@Stephen Rembert Forget it....you’d be trying to sell something for more money than it’s been available for on the open market and the banks have seen this game tried many many times.

@Christopher Kolasa I'm not an attorney but I have been in the game for quite a while. 

This will be the best method to get in the game and learn from professionals. 

Might not work and seems a bit like gaming the system but for those that need it, that might make sense.

Hi @Shaq Gordon,I think the best way to navigate a volatile market is not to try an predict the absolute "best" time to buy, but rather, look for opportunities that match your investment criteria and strike when you find it.Timing the market (whether stocks or real estate) is a fools game.  

You should put some skin in the game though so maybe you bring 10% to the deal.
