Spend a few bucks on some good books such as "the millionaire real estate investor, cash flow-what every investor needs to know, and the book called "hold".

Just make sure they are local and will return your phone calls promptly.  

People do business with who they know, like, and trust, by approaching the FSBO in this way I will be ahead of all the other agents who just call and call waiting for the owners to list with them.

With respect to this, should I just call a title company and attorney for a little insight?

We have made several calls over the past week and have received a phenomenal lack of response.  

I will call a couple of other PM's just to compare but seems pretty standard across the sector.

If you call the store manager of any big box store and tell him your business is rehabbing apartments and you would like to start a purchase arrangement with his store, you can expect 10-15% discounts off of the shelf price.
