Both units have 2BDR/2BR (1200 sq.ft) which are currently being upgraded by the seller (new flooring and cabinets/windows).

That is illegal here unless that 50% contains special order things like cabinets.

But if you are supplying all items: the inventory list will include drywall/cement board, screws, corner beads, mortar, tiles, grout, sealer, cabinets, appliances, countertops, electric boxes, ROMEX wiring, likely both 3 and 4 wire and in typically 16 gauge could vary.  

They are waiting till the house is sheetrocked and maybe cabinets set before they price the home and put it on the market.

I Need, Flooring, Painting, General Repairs and then possible new kitchen cabinets. 

This week alone we had our Cabinet contractor, cleaning person, 2 survey companies and lawn care company all no show no call for the second time this month.  

@Andy Ramdeen you can go to a local kitchen cabinet dealer, Lowe's or Home Depot.

Literally, just fix a few things on the outside (the HOA was complaining) and paint , clean and change Kitchen Countertops , nobs, painted cabinets and changed light fixtures and door nobs.
