Investment Info:

Single-family residence fix & flip investment in Homestead.

Purchase price: $249,900
Cash invested: $9,000
Sale price: $340,000

What made you interested in investing in this type of deal?

Clean house in a great community

How did you find this deal and how did you negotiate it?

Direct mail,, ; I figured seller didn't want to go to the traditional way of listing the property ( for personal Reasons) and I was straight with them , ( if you want X amount I wont be able to buy it but I can list it , no since you don't want to is a matter of convenience, So I can buy it cash for a little bit less and you can stay for a month after closing) No contingency ( pretty much a guarantee closed

How did you finance this deal?

Private Lending

How did you add value to the deal?

Literally, just fix a few things on the outside (the HOA was complaining) and paint , clean and change Kitchen Countertops , nobs, painted cabinets and changed light fixtures and door nobs.

What was the outcome?

Amazing with those little details y was a complete different house

Lessons learned? Challenges?

Dont venture out on outsourcing labor if you already have some people you trust . even if you have to wait a bit for them .
