The 150/sq foot construction costs didn't include soft costs like demo, architectural designs, and landscaping (another 50k maybe).

The triumphs (Yes, I did just score a closeout deal on product that actually matches the design and adds $800 to the bottom line) and the Marketing and selling (which is where the fun really begins).

A duplex for 330k in the area is a little steep, is it a brand new duplex in a very pricey area?

I always designate in our agreements who the primary tenant is, naming the one with the highest likely hood to be able to continue paying.Something to think about is the security deposit; will the wife expect any of it when she moves out?

The $21K that mobile homes are going for now, is that brand new or used? 

I currently work for a brand name broker and have always wanted to start my own brokerage since most of my business is based off referrals and business that I get.

While the cabinets could be saved, refinished, and add new hardware along with new granite countertops and the new cut in and plumbing for dishwasher, by the time I do all of that, it would only cost me about a grand or two more for brand new, and new in the kitchen always brings the value at exit so it is typical in my case and in my area to gut and start fresh.

To try and save the deal I offered to put in brand new wood floors at my expense.
