Lights may cause a fire hazard and the smell could bother other tenants.

Doesn't mean you shouldn't buy it, but i'd want a really strong battle plan in front of me of EXACTLY how this thing comes together over the next 12 months or so and I'd make sure I had all the cash PLUS SOME to make it all happen. 

I'm not a lawyer, but it seems as though that would be an uphill battle for the attorney trying to claim rights over the phrase ugly houses.

Now the only reason I know about all the above is because of the battle involving the commercial/industrial properties.

If we get sued, it is the insurance carrier’s battle at least as much as it is my battle because unless it goes over our coverage limit, the insurance will be paying it.We have never been sued in RE but we are threatened with suit often (many times a year).  

Property smelled of heavy smoking.

For a landlord it is durable against some of the most common things to damage flooring moisture and smells.

The point is that there are few generalizations other than that the property must be in a location that is perceived as safe, looks and smells clean and is priced correctly compared to what your target tenant pool perceives as your competition.
