I recently purchased small 2/1 in same area that is basically a complete gut.

I already keep redundant copies of all documents associated to the business online in Google Drive.

I’ve also been known to drive past their current residence to see how they maintain it if they fill out an application as part of my screening process. 

House has basically new metal roof.

So basically you have to scrub the entire place inside out, floor to ceiling, every single surface in the property. 

I’m in Detroit everyday and would be happy to drive to the property, attempt to help you find the “pm”  etc....and help you have a better experience in Detroit.

I know that just offering on MLS houses might not get me the numbers I want, so I'll have to use other ideas to find properties (like driving for dollars or calling landlords on Craigslist to see if they want to sell).As for what happens if no one buys/rents, while I realize my opinion isn't prevalent on here, I don't buy anything I can't afford to pay for if no one wants to live there. 

The form basically gives title instructions for the transaction, and is signed by both buyer and seller.

It would be even better if they were willing to do the paperwork on a Driving for Dollars or other property I found on my own (again, for a fee).
