But it's their way or the highway, so try not to get too frustrated or outraged.The banks, at least all the major ones I've dealt with, will not allow you to sign, change the buyer name, etc.

I’ve sold listings this way before and most other brokers emphasize marketing to buyers(which is still very important) Be honest and tell them you probably won’t be the agent bringing a buyer.

As far as the structuring of a contract goes, my best advice is to enlist the aid of a local broker who specializes in working as a buyer's agent and can put together a contract with your best interests in mind (and maybe get you a better deal).
