60k to invest as a licensed agent/contruction worker

Hello BP world.

I have been working as a carpenter for the last couple years. I have recently got my license in order to access MLS as well as educate myslef. Im able to work part time as a carpenter which gives me free time to either be an agent or invest. I do have access to 60k plus some more private money if needed for a deal.

My internal debate is that im feeling quite spread thin between holding a contsrtuction job, learning how to be an agent (and get that business going), as well as attempting to purchase a fix and flip(s) in order to buy and hold.  Im wondering if i should just hire an agent to help me find a property as well as list it for me. The idea of strating flipping as well as being an agent feels quite daunting right now.

As for the 60k+ i do have acess to in order to start fixing and flipping.

What would you suggest?
