We don't even know the tenant or their contact information yet they want me to make arrangements to have an electrician come out.

Hence I only have this arrangement with long term good tenants.

I've seen arrangements ranging from 6% interest and no points all the way to 15% interest and 10 points back in the day. 

We are in the beginning stages, so we are still getting our money for down payment etc in order.We have started to look at some land to invest in while we are patient with the market here.
